About the RoleThe Business Analyst is responsible for supporting the Development team through the preparation, analysis, monitoring, and updating of financial models, feasibility studies, business plans, and investment assessments for real estate development projects. The role provides data-driven insights and financial recommendations to support strategic decision-making, project viability assessment, and portfolio growth initiatives.ResponsibilitiesFinancial Analysis & ModellingDevelop, maintain, and update detailed financial models for residential, commercial, mixed-use, and other real estate development projects.Conduct financial analysis including Internal Rate of Return (IRR), Net Present Value (NPV), payback period calculations, and sensitivity analysis.Assist in cash flow forecasting, funding requirements planning, and capital allocation assessments.Monitor project financial performance against approved budgets, forecasts, and business plans.Feasibility Studies & Business PlanningPrepare project feasibility studies including development costs, revenue projections, profitability assessments, and investment returns.Support the preparation of business plans, investment memoranda, and financial presentations for management approvals and stakeholder reviews.Evaluate alternative development scenarios and provide recommendations to optimize project returns and business outcomes.Market Research & Strategic SupportConduct market research, benchmarking, and competitor analysis covering sales values, rental rates, absorption rates, market trends, and development performance indicators.Support strategic decision-making by providing data analysis and market intelligence.Assist in due diligence exercises related to land acquisitions, joint ventures, partnerships, and investment opportunities.Stakeholder Coordination & ReportingCollaborate closely with Development, Design, Commercial, Projects, Procurement, Finance, and Investment teams to validate assumptions related to costs, pricing, project phasing, and revenue forecasts.Prepare periodic reports, dashboards, presentations, and financial summaries for senior management and key stakeholders.Ensure accuracy, consistency, and integrity of financial and operational data used for decision-making.QualificationsBachelor's Degree in Finance, Economics, Accounting, Business Administration, or a related discipline.2–5 years of relevant experience in Real Estate Development, Financial Analysis, Investment Analysis, Corporate Finance, or related fields.PC Knowledge:Advanced financial modelling and valuation skills.Strong knowledge of feasibility analysis and investment evaluation techniques.Advanced proficiency in Microsoft Excel.Strong proficiency in Microsoft PowerPoint.Knowledge of real estate financial software and analytical tools is advantageous.Strong analytical, quantitative, and problem-solving capabilities.Ability to interpret, analyze, and present complex financial information clearly and effectively.Commercial and business acumen.Strong stakeholder management and communication skills
