Role DescriptionThe Development & Pricing Analyst is responsible for analyzing real estate development opportunities, evaluating project feasibility, and supporting pricing strategies for residential, commercial, and mixed-use projects. The role involves financial modeling, market analysis, cost estimation, and collaboration with development, sales, and finance teams to optimize project profitability and competitive pricing.Key Responsibilities1. Real Estate Development AnalysisEvaluate potential real estate development opportunities.Conduct feasibility studies and investment analysis.Prepare financial models including IRR, NPV, ROI, and cash flow projections.Analyze project costs, timelines, and expected revenues.2. Pricing Strategy & AnalysisDevelop pricing strategies for real estate units based on market trends.Monitor competitor pricing and market positioning.Recommend price adjustments to maximize sales and profitability.Analyze sales performance and absorption rates.3. Market ResearchConduct real estate market research including supply, demand, and pricing trends.Track competitors' projects, unit sizes, pricing, and sales strategies.Prepare market reports and development recommendations.4. Financial Modeling & ReportingBuild and maintain development financial models.Prepare project feasibility reports and pricing studies.Generate dashboards and reports for senior management.Support budgeting and forecasting processes.5. Cross-Functional CoordinationWork closely with development, sales, finance, and marketing teams.Provide pricing guidance during project launches.Assist in land acquisition analysis and due diligence.Preferred QualificationsExperience with real estate developers or consulting firms is a MUST.Knowledge of Power BI, or data visualization tools.Experience with real estate CRM or ERP systems.Professional certifications in real estate finance or investment analysis. Bachelor’s degree in Finance, Real Estate, Economics, Business Administration, or Engineering.3–7 years of experience in real estate development analysis or pricing.Strong experience in real estate feasibility studies and financial modeling.Advanced proficiency in Microsoft Excel (financial models, dashboards).Knowledge of real estate market analysis and pricing strategies.
