Job Purpose:The Design & Technical Director will lead and oversee the entire design lifecycle, technical engineering, and value engineering processes for TMG’s mega-residential communities, commercial hubs, and luxury hospitality projects. This role serves as the critical bridge between conceptual architectural master plans and on-site physical execution, ensuring all engineering systems, structural designs, and infrastructural components are optimized for cost, safety, and world-class luxury standards.Key Responsibilities:Collaborate with elite international architecture and master-planning firms (e.g., global firms used for SouthMED or Banan) to translate conceptual designs into technically viable construction blueprints.Ensure that all architectural, structural, and MEP (Mechanical, Electrical, Plumbing) designs align with TMG’s premium brand identity and regional zoning laws.Integrate modern smart-city technologies, sustainable building practices, and eco-friendly infrastructure designs into new and existing mega-projects.Direct internal engineering teams to review, approve, and issue "Shop Drawings" and "As-Built" documentation, minimizing discrepancies before they reach the construction site.Oversee complex technical integrations for large-scale communities, including district cooling systems, smart grids, water treatment facilities, and advanced road networks.Lead comprehensive value engineering workshops to optimize project designs, reducing material and construction costs without sacrificing safety, aesthetics, or luxury standards.Work alongside the procurement team to establish strict technical specs for materials, fixtures, and systems. Evaluate technical bids submitted by contractors and suppliers.Partner with Project Directors and Construction Managers to resolve urgent technical issues on-site, ensuring zero delays in project handovers.Ensure all technical and engineering submissions fully comply with Egyptian building codes, civil defense standards, and environmental regulations.Job Requirements & QualificationsEducation: Bachelor’s degree in Architecture, Civil Engineering, or Architectural Engineering from a reputable university. A Master’s degree or professional certifications (e.g., PMP, LEED, or Egyptian Engineers Syndicate Consultant status) is highly preferred.Experience:Minimum of 15 to 20 years of experience in real estate development, construction, or top-tier engineering consultancies.At least 5 to 7 years in a senior leadership role (Director level or equivalent).Proven track record of managing large-scale gated communities, mixed-use developments, or luxury hospitality projects (e.g., 5-star hotels or branded residences) within Egypt or the GCC region.Technical Skills:Deep understanding of master planning, structural design, MEP coordination, and infrastructure engineering.Proficiency with advanced engineering software systems (BIM/Revit, AutoCAD, Primavera, and specialized design management tools).Soft Skills: Exceptional leadership, sharp negotiation skills, high emotional intelligence, and the ability to comfortably present technical concepts to C-level executives.
