Job PurposeResponsible for the overall functionality, safety, and maintenance of all club facilities, machinery, technical systems, swimming pools, courts, and landscaping. Leads the technical team, oversees the workshop and spare parts inventory, and works closely with all departments to implement preventive and corrective maintenance programs that minimize downtime, control costs, and ensure a safe, high-quality experience for members and staff.1. Operational ResponsibilitiesStrategic Planning & Process OptimizationEstablish and maintain Technical Department SOPs, policies, and work instructions.Develop and monitor the annual Preventive Maintenance (PM) plan to maximize asset lifespan and protect CAPEX investments.Design and improve corrective maintenance workflows for efficient troubleshooting and issue resolution.Manage the Maintenance Management System (MMS) and ensure work orders are logged, tracked, and closed within agreed SLAs.Execution & Resource ManagementPrioritize emergency and critical repairs to minimize operational disruptions.Maintain a complete asset registry, including manuals, warranties, technical drawings, and maintenance history.Supervise multidisciplinary technical teams covering HVAC, electrical, plumbing, civil works, pools/boilers, sports courts, landscaping, and irrigation.Manage spare parts and tool inventory to ensure operational readiness while optimizing costs.Inspection, Reporting & Team LeadershipConduct regular facility inspections across the 17-acre site to identify and address issues proactively.Review daily logs, investigate recurring failures, and perform root cause analyses.Prepare technical reports, incident logs, asset health summaries, and KPI reports for the Operations Director.Lead team meetings, technical briefings, and training programs to enhance team capability.2. Financial ManagementBudgeting & Capital PlanningDevelop the annual departmental budget covering supplies, tools, labor, and CAPEX requirements.Support long-term asset replacement and facility upgrade planning.Coordinate with Procurement to ensure budget forecasts reflect current market prices.Cost Control & EfficiencyMonitor adherence to approved budgets and control spending.Analyze departmental P&L and address budget variances.Lead utility-saving initiatives to reduce electricity, water, gas, and diesel consumption.Contractor ManagementSupervise specialized external contractors when required.Ensure contractors meet contractual, financial, safety, and technical requirements before payment approval.3. Health & SafetyRisk ManagementPartner with HSE to identify and mitigate operational and safety risks.Support audits, inspections, and incident investigations, implementing corrective actions as needed.Regulatory ComplianceEnsure all firefighting, detection, suppression, and emergency systems remain fully operational and compliant with Civil Defense requirements.Safety CultureEnforce PPE usage, Lockout/Tagout (LOTO) procedures, and safety protocols.Ensure team participation in mandatory HSE training and achievement of safety KPIs.4. People ManagementLeadership & CulturePromote KODE’s values, culture, and professional standards.Stay updated on industry best practices and leadership methodologies.Team DevelopmentSet departmental objectives and KPIs.Coach, mentor, and train staff while addressing skill gaps.Review and update job descriptions as operational needs evolve.Performance & RetentionFoster a high-performance culture through feedback, evaluations, and recognition.Implement initiatives to improve engagement, retention, and workforce stability.5. Reporting & AnalyticsReport monthly on preventive maintenance execution and backlog status.Track major equipment failures, root causes, and corrective actions.Analyze maintenance productivity, including work order volumes, closure rates, MTTR, and labor efficiency.Evaluate contractor performance against SLAs and financial requirements.Monitor actual vs. budgeted expenses for utilities, spare parts, and emergency repairs.6. Continuous ImprovementReview and improve technical processes and workflows.Address member complaints and implement long-term facility improvements.Recommend new tools, technologies, and best practices to improve productivity and safety.Lead sustainability initiatives focused on energy efficiency, resource conservation, and reducing utility waste. What do you need to perform your role? To perform your job successfully, you need to have the following minimum requirements: Education and experience: Bachelor engineering preferably mechanical, or electrical powerMinimum 5 years' experience in hospitality industry preferably in 5 stars resorts and hotels, in a a managerial or a supervisory positionPractical work experience in all areas of the maintenance is a plus including Planning and Costing.Skills and knowledge:Speaking, Reading, and Writing knowledge of the English LanguageWorking knowledge of MS OfficeExperience using relevant technology and equipmentCan analyze cost figures and plan for appropriate actionExcellent communication and interpersonal skillsOutstanding organizational and leadership skillsPre-planning & Organizational SkillsHigh level of ownership
