Purpose / Overview :The Operations Manager is responsible for leading and overseeing the full spectrum of operations for assigned mixed-use properties. The role focuses on ensuring operational excellence, tenant satisfaction, regulatory compliance, and long-term asset value optimization. The Operations Manager provides strategic and operational leadership to property teams and reports to senior management.Key Responsibilities :Lead and oversee all day-to-day operations of assigned mixed-use properties, ensuring consistent service delivery and operational efficiency. Develop, implement, and continuously improve comprehensive operational and property management strategies to enhance property performance and value. Conduct regular site inspections to evaluate property conditions, identify risks, ensure compliance with safety standards, and drive corrective actions. Directly manage and mentor property teams, including operations staff, maintenance teams, and administrative personnel, to achieve performance targets. Serve as the senior point of escalation for tenant relations, ensuring professional handling of complex issues, disputes, and high-impact service requests. Build and sustain strong tenant relationships through proactive engagement, structured communication, and service improvement initiatives. Monitor operating expenses, maintenance costs, and capital expenditures, and implement cost optimization and efficiency initiatives. Review and present financial reports, variance analyses, and operational performance metrics to senior management and stakeholders. Participate in management activities, including tendering, contract negotiation, performance monitoring, and cost control. Oversee renovation, fit-out, and capital improvement projects, ensuring adherence to timelines, quality standards, and regulatory requirements. Ensure full compliance with local regulations, building codes, zoning requirements, environmental laws, and industry standards. Establish and oversee preventative maintenance programs to protect assets, extend equipment life, and minimize tenant disruption. Stay informed on applicable property management regulations, market trends, and best practices to support continuous improvement. Requirements :Bachelor’s degree in Business Administration, Real Estate Management, or a related engineering discipline. 5+ years of progressive experience in property or facilities operations, with at least several years in a managerial or leadership role. Demonstrated success in managing commercial, residential, or mixed-use developments, including and stabilization phases. Strong expertise in property operations, leasing principles, financial analysis, budgeting, and real estate market dynamics. Excellent leadership, communication, negotiation, and stakeholder management skills. Proficiency in property management systems (e.g., Yardi, MRI, RealPage) and Microsoft Office. Solid understanding of construction management, project management, and building systems (HVAC, electrical, plumbing).
