Parkland owns the facilities; Vaulta runs them. We acquire well-located storage properties and operate them remotely with modern software and a small, accountable team.We are not a corporate chain, and this is not a layered bureaucracy. We move quickly, keep overhead lean, and reward people who take real ownership of outcomes.Role DescriptionThis is a full-time remote role running the day-to-day operations of our facilities. You will be the single point of contact who keeps each site running and makes decisions without waiting to be told what to do next. This is a manager role, not a task-taker role.Day to day, you will:Answer the operations phone line, convert rental inquiries into signed leases, and handle customer issues with patience and firmnessManage the full tenant lifecycle: move-ins, move-outs, unit turnovers, lease terminations, and delinquencies, keeping our software (Cubby) accurate at all timesRun the lien and auction process end to end when tenants default, on deadline and in compliance with state rulesGet quotes and coordinate vendors for gates, doors, cameras, fences, landscaping, and repairs, holding them to a clear scope and priceRespond to security incidents using camera footage and gate-access logs, and follow through to resolutionHelp take over newly acquired facilities: transfer utilities, set up phone and software systems, and write the SOPs each site runs onQualificationsWe screen hardest for how you think and follow through, not for a specific résumé line.Sound judgment. You vet information before acting on it and catch problems before they reach ownership. You are a filter, not a relay.Ownership and follow-through. When you commit to something, it gets done completely and you close the loop. Nothing sits half-finished.Proactivity. You plan ahead, build in contingencies, and flag issues early instead of waiting for a deadline to slip.2+ years in a customer-facing operations role where you owned outcomes. Apartment or residential property management, leasing, commercial real estate, or facilities management translate especially wellStrong phone presence, including sales and difficult conversations, plus clear written and spoken EnglishQuick to learn new software (our stack includes Cubby, Quo, ClickUp, and SafeLease; prior experience is a plus, not a requirement)A reliable remote setup: stable high-speed internet and a real backup plan for power or internet outagesYou don't need self-storage experience; we'll teach you the specifics. What matters is that you've run operations and managed both customers and contractors somewhere that transfers, like apartment or property management
