The MEP FM Manager is responsible for managing the operation, maintenance, and performance of all mechanical and electrical systems across DEGLA CFM projects (residential, commercial, and mixed-use developments).The role ensures high asset reliability, efficient service delivery, and compliance with safety standards, while optimizing operational costs and supporting the overall facility management strategy.Key Responsibilities1. MEP Systems Operation & MaintenanceOversee operation and maintenance of all major MEP systems, including:Mechanical:HVAC systems (chillers, AHUs, FCUs, cooling towers)Plumbing & drainage systemsFirefighting systems (pumps, sprinkler networks)Water supply, irrigation, and LPG systemsElectrical:MV/LV distribution systemsTransformers, switchgear, and MDBsGenerators and backup power systemsLighting systems (internal & external)UPS systems and emergency powerEnsure implementation of preventive, corrective, and predictive maintenance plansMonitor system performance and ensure minimum downtime2. Asset Management & ReliabilityDevelop asset lifecycle strategies for MEP equipmentMaintain asset registers and track performance KPIsApply condition-based maintenance techniquesEnsure availability of critical spare parts3. Projects, Handover & CommissioningReview MEP designs, shop drawings, and technical submittalsParticipate in testing & commissioning (T&C) processesManage project handover from construction to FMEnsure all systems are delivered as per specifications and standards4. Budgeting & Cost ControlPrepare and control annual MEP maintenance budgetsMonitor costs related to manpower, materials, utilities, and subcontractorsOptimize energy consumption and efficiency across all facilitiesSupport procurement in evaluating technical and commercial proposals5. Contractor & Vendor ManagementManage MEP subcontractors and specialized service providersMonitor performance against SLAs & KPIsEnsure compliance with contract terms, quality standards, and timelines6. Health, Safety & ComplianceEnsure full compliance with HSE policies, Egyptian codes, and civil defense requirementsConduct risk assessments and enforce safe working practicesEnsure all MEP systems meet regulatory and safety standardsSupport audits and inspections7. Team LeadershipLead MEP engineers, supervisors, and technicians across multiple sitesEnsure proper manpower planning and allocationProvide technical guidance and training programsConduct performance evaluations8.
