Job Summary :Responsible for managing the financial aspects of a property or properties. Collects rent and ensures taxes, insurance, payroll, and maintenance bills are paid.Job Description:Handle financial operations of the property.Collect rent.Strategic Financial Planning & Investment:Develop and implement financial strategies to support the growth of the real estate portfolio.Lead the financial modeling and feasibility studies for new developments and acquisitions in the retail and industrial sectors.Secure project financing and manage relationships with banks and financial institutions.2. Asset Management & Operations:Oversee the financial performance of Commercial Malls (revenue from leases, common area maintenance - CAM, and marketing funds) and Industrial Complexes.Monitor key performance indicators (KPIs) such as Net Operating Income (NOI), occupancy rates, and tenant turnover.Manage property tax, insurance, and regulatory compliance for large-scale industrial and retail assets.3. Budgeting, Forecasting & Reporting:Direct the annual operating and capital budget preparation and monthly forecasting.Prepare comprehensive financial statements and performance reports for the Board of Directors and stakeholders.Analyze variance between actual performance and budgets to identify cost-saving opportunities.4. Risk Management & Internal Controls:Establish and enforce robust internal control systems to safeguard company assets.Manage legal and financial risks associated with commercial leasing and industrial operations.Coordinate internal and external audits to ensure adherence to accounting standards (IFRS) and local tax regulations.5. Leadership & Team Management:Lead and mentor the finance and accounting department, fostering a high-performance culture.Collaborate with the Leasing and Operations departments to optimize rent collection and service charge recoveries. Education: Bachelor’s degree in Finance or Accounting; MBA or Master’s in Finance is highly preferred.Certification: Professional qualification such as CPA, CMA, or ACCA.Experience: 15+ years of experience in finance, with at least 5-7 years in a senior leadership role within the Real Estate Developer or Property Management sectors.Expertise: Deep knowledge of real estate finance, project costing, and specific experience managing mixed-use assets (Retail & Industrial).
