Job PurposeThe Technical client relation Team leader is responsible for managing and controlling all post-handover modification works within the development. The role ensures that all customer and internal modifications are technically compliant, cost-effective, safely executed, and properly documented, while maintaining asset integrity and development standards.Key ResponsibilitiesModification Management Lead the full modification lifecycle from request receipt to final closure. Act as the main technical interface between Customer Relations, consultants, vendors, and FM teams. Establish and follow approved modification procedures and standards. Technical Review & Approvals Review modification requests related to layouts, finishes, MEP, pools, pergolas, and landscape works. Ensure compliance with structural safety, MEP capacity, architectural guidelines, and master plan requirements. Coordinate with consultants for IR drawings and authority approvals when required. Costing & Vendor Coordination Prepare or validate cost estimates and contractor quotations. Negotiate scope, pricing, and timelines with approved vendors. Issue and control work orders after management approval. Execution & Quality Control Supervise on-site modification works to ensure compliance with approved drawings, quality standards, and HSE requirements. Approve materials and workmanship during execution. Resolve technical issues and manage corrective actions. Final Inspection & Documentation Conduct final inspections and confirm completion as per approved scope. Ensure as-built drawings and modification records are updated and handed over to FM. Close modification files after customer and FM sign-off. RequirementsQualifications & Experience Bachelor’s Degree in Civil or Architectural Engineering. 8+ years experience in real estate development, construction, or facilities management. Proven experience in post-handover modifications or fit-out works.
