1. Pre-Construction Planning & StrategyProject Documentation Analysis: Comprehensively reviewing Bills of Quantities (BOQs), technical specifications, and shop drawings prior to project commencement to identify gaps, discrepancies, or potential clashes.Executive Scheduling: Collaborating with the planning department to develop realistic, actionable time schedules and accurately define the project's critical path.Resource Allocation & Optimization: Determining site-specific requirements for personnel (engineers and labor), equipment, and materials. Scheduling these resources dynamically to ensure seamless operations across all sites and prevent operational bottlenecks.2. Site Management & OperationsLeadership & Direction: Serving as the direct supervisor to Site Managers, conducting regular operational meetings to monitor progress rates, analyze performance, and resolve technical obstacles.Quality Assurance & Control (QC): Enforcing strict adherence to technical specifications, building codes, and premium quality standards to eliminate costly and time-consuming rework.Subcontractor Supervision: Monitoring the performance of all subcontractors (excavation, concrete, finishing, and electromechanical) to guarantee strict compliance with quality benchmarks and delivery deadlines.3. Financial Control & ProcurementBudget & Cost Management: Tracking actual site expenditures and benchmarking them against estimated budgets to proactively prevent deviations and cost overruns.Requisition & Invoice Authorization: Reviewing and approving Material Requisitions (MRs) prior to procurement processing, and authorizing subcontractor invoices strictly based on verified, on-site execution.4. Safety & Stakeholder CoordinationHSE Compliance: Mandating and overseeing the rigorous implementation of Health, Safety, and Environment (HSE) protocols across all sites to minimize workplace risks and injuries.Technical Liaison: Acting as the central point of contact between the project consultant and the site execution team to resolve engineering disputes and secure prompt approvals for material samples.QualificationsProfessional Certifications: Certified Project Management Professional (PMP) or PRINCE2 is highly preferred.Technical Proficiency: Advanced command of project planning and management software (e.g., , MS Project) as well as AutoCAD.Leadership Abilities: Exceptional leadership skills with a proven track record of guiding and motivating cross-functional teams.Financial Acumen: Strong financial awareness, demonstrating expertise in budget formulation, cost control, and value engineering.Communication & Negotiation: Advanced negotiation and contract management skills, coupled with the ability to effectively communicate with consultants, suppliers, and key stakeholders.Risk Management: Strategic capability to identify potential project risks and develop proactive contingency plans to mitigate on-site crises.Company Location: A leading construction company based in Menoufia Governorate.Residency: Preference will be given to residents of Menoufia, or candidates who are fully willing to relocate and reside in the governorate.Compensation: Salary is negotiable and will be determined based on the candidate's experience and professional competencies.1. المهام والمسؤوليات الأساسية (Job Responsibilities)التخطيط ما قبل التنفيذ: مراجعة المقايسات (BOQ)، المواصفات الفنية، والرسومات التنفيذية (Shop Drawings) قبل بداية أي مشروع لتحديد الثغرات أو التعارضات.الجدولة الزمنية: التنسيق مع إدارة التخطيط لوضع الجدول الزمني الفعلي للتنفيذ (Time Schedule) وتحديد المراحل الحرجة (Critical Path).إدارة الموارد: تحديد احتياجات كل موقع من (مهندسين، عمالة، معدات، ومواد) وجدولتها زمنيًا لضمان استمرارية العمل بدون توقف.قيادة وتوجيه المواقع: الإشراف المباشر على مديري المواقع (Site Managers)، وعقد اجتماعات دورية لمتابعة نسب الإنجاز وحل المعوقات الفنية.الرقابة على الجودة (QC): التأكد من أن التنفيذ يتم بأعلى جودة وطبقًا للمواصفات الفنية وأكواد البناء، لتجنب حدوث أي "إعادة عمل" (Rework).الإشراف على مقاولي الباطن: متابعة أداء مقاولي الباطن والتأكد من التزامهم بمواعيد التسليم والجودة المطلوبة.التحكم المالي (Cost Control): مراقبة المصاريف الفعلية للمواقع ومقارنتها بالميزانية التقديرية لمنع أي زيادة في التكلفة (Cost Overrun).الاعتمادات المالية والفنية: مراجعة واعتماد طلبات المواد، واعتماد مستخلصات مقاولي الباطن بناءً على ما تم تنفيذه فعليًا، وتخليص الاعتمادات مع الاستشاري.السلامة والصحة المهنية (HSE): الإشراف الصارم على تطبيق إجراءات السلامة في جميع المواقع لتقليل الحوادث وإصابات العمل.ملاحظة استراتيجية: نظراً لطبيعة المشاريع، سيشرف المدير على محفظة مشاريع (3 إلى 5 مشاريع في نفس الوقت)، مما يتطلب مهارة عالية في إدارة الوقت والتنقل الذكي بين المواقع.2. المؤهلات والمتطلبات (Qualifications & Requirements)الدرجة العلمية: بكالوريوس هندسة مدنية.الخبرة المهنية: خبرة عملية من 7 إلى 12 سنة في الإشراف على التنفيذ وإدارة المواقع.الشهادات المهنية: يُفضل الحصول على شهادة معتمدة في إدارة المشاريع (PMP) أو (PRINCE2).المهارات التقنية: إجادة استخدام برامج التخطيط وإدارة المشاريع (مثل Primavera P6 و MS Project) وبرامج الرسم الهندسي (AutoCAD).المهارات القيادية والإدارية: قدرة استثنائية على قيادة فرق العمل، إدارة ميزانيات المشاريع، ومراقبة التكاليف.التواصل وإدارة الأزمات: مهارات متقدمة في التفاوض، التواصل مع الاستشاريين والموردين، والقدرة على التنبؤ بالمخاطر (Risk Management) والتعامل معها.3. تفاصيل العمل (Job Details)مقر العمل: شركة مقاولات كبرى بمحافظة المنوفية.محل الإقامة: يُفضل أن يكون المتقدم من قاطني محافظة المنوفية، أو لديه الاستعداد التام للإقامة بها.الراتب: يُحدد بناءً على الخبرة والكفاءة أثناء المقابلة (قابل للتفاوض).
