Job DescriptionReceives oral or written work requests or by FMS and sets prioritiesReview all work orders before and after completionPlan and schedule small projects, estimate time and materials, supervise subordinates, maintain records and files, and prepare reportsPlan and supervise the work of electricians. Plan and estimate electrical jobsMaintain records on electrical jobs and assign to appropriate personnelAssist in coordinating job assignments with the other trades, e.g., plumbers, carpenters, etc.Assist contractors on jobs if needed.Maintain knowledge of electrical materials in warehouseAdvice coordinator and assistant director of technical problems concerned with installation, modification and repair of electrical assignmentsRecommend procedure revisions when necessary to fully utilize assigned personnel and equipmentDetermine procedures for maintenance, installation, modification and repair of electrical assignmentsInspect work to ensure compliance with standard procedures and electrical assignmentsExamine electrical services for proper working proceduresPerform related work as requiredDaily site visits to ensure all units are working in a normal condition and report any up-normal condition directly to FM.Receive copies of work orders directed to the contractor through the CAFM system, check after contractor completion and closing work orders reporting the time of closing and any comments in respect of safety, quality, or response time.Receive on a monthly basis through the CAFM system the PPM schedules and the related work orders, closing work orders of PPM on a regular basis after ensuring full compliance with the checklists and reporting the closing time and any technical issues or proposals to be addressed to FM.Conduct a joint inspection with the maintenance contractor on a regular basis to assess the equipment’s condition and report any proposed major repairs or replacements to FM.Visit the Material store in a regular basis to review the material stock to ensure the availability of contractual minimum stock all times and report any shortage to FM.Submit a weekly report to FM showing the progress of maintenance activities and highlighting any issues that may affect the contract KPIs.Prepare the scope of work and material required for all major repair works and follow up the execution with the contractor and issue the completion reports with all comments to FM.Conduct the technical interviews of contractor technicians to ensure competency and report noncompliance cases to FM.
